Grand Living at The Grove is a gateway building to bordering mixed-use development The Grove in Austin, Texas.

As ongoing demand for senior housing is anticipated in Austin, project leaders set out to bring an independent living, assisted living, and memory care community to the area in late 2024. They are: Castletop Capital (Austin) as owners investment and management firm; Ryan Companies US Inc. as builder, developer, and designer; and operator Grand Living (Minneapolis).

The 348,353-square-foot project will include 222 units in the walkable neighborhood that includes outdoor spaces, a park, and retail. The 5-story project also has underground parking.

Hill Country-inspired design

The community’s exterior is influenced by local Austin architecture and natural elements found in the Texas Hill Country.

The building showcases a generous use of Texas Lueders limestone, simple roof overhangs, shaded outdoor spaces, and courtyards. Private balconies and public rooftop terraces provide a variety of views, with many oriented towards the downtown skyline.

The interior design reflects the clean lines of the exterior, softened with organic curves introduced in the ceiling layouts, arched cased openings, and finish patterns. Elevated design details include applied trim, intricate floor patterns with brass inlays, and custom light fixtures.

A soothing color palette consists mostly of neutral materials and lush greens with pops of blue, orange, and gold to create a contemporary design with a hospitality feel. This concept is continued in the furniture and custom carpets, which incorporate all the colors in the palette and tie the finishes together.

Community layout

The community includes centralized common areas that house a wellness area, multiple dining venues, numerous activity spaces, a library, and grand lounge.

Harmonious design elements are carried throughout the common areas while creating a unique identity in each room with accent colors and bold patterns.

A main axis through the building is an organizational element for interior planning. The entry tower, the grand lounge, and two large outdoor courtyards are all connected. At the end of the axis is an outdoor space with a pool.

Residential units comprise independent living, assisted living, and memory care. Independent living and assisted living units will be located on all floors and include views of downtown Austin. Memory care units will be grouped together on levels two and three with each floor providing dedicated outdoor terrace space.
