2023 EFA Conference Review: Symphony Park Luxury Community Tour In N.C.

In creating Symphony Park Luxury Independent Living Resort in Huntersville, N.C., Jake Palillo of Bi-Part Development, the owner/developer on the project, wanted to create an environment “where I’d want to retire.”

His vision was to create a setting reminiscent of the elegant beach resorts of the early 20th Center, such as Disney’s Grand Floridian Resort & Spa, which features a timeless Victorian-style property that evokes Palm Beach’s golden era.

The 320-unit luxury independent living development is currently under construction in Huntersville, with the first two of four residential buildings and a central 55,000-square-foot commons building scheduled to open in early 2024.

Kicking off the 2023 EFA Conference, held April 16-18 in Charlotte, N.C., attendees enjoyed a hard-hat tour of the community, guided by project team members at BB+M Architecture, Bi-Part Development, and Carolina Commercial Contractor. The tour concluded with a visit to the community’s leasing center, which features models of two residential units.

During the tour, the project team shared the Floridian-style inspiration for the exterior, which features white buildings with red-colored roofs and Bahama-style shutters.

Each residential building will house 80 units (one- and two-bedroom options) and have its own courtyard, while all the buildings will connect to the shared common building via covered walkways. Interior design features of the units include high-end materials, crown molding, 10-foot high ceilings, 8-foot doorways, and an abundance of windows.

The three-story commons building will house dining on each floor, starting with a casual bistro concept on the first floor and moving up to fine dining on the top floor.

Instead of amenity spaces designed to flex to different activities, the building features an assortment of spaces designed for specific uses, such as an art and craft room, salon, game room, chapel, fitness room, and sitting rooms.

Another feature of the luxury community is an in-house medical suite with an office and exam room to help residents age in place and maintain an active lifestyle as long as possible. With an eye toward the future, the development plans to add a building for assisted living and memory care residents.
