The Springs at Monarch Landing is a new 94,000-square-foot health and rehabilitation center in Naperville, Ill. The Springs comprises a total of 124 new residences, including 48 devoted to short-term rehabilitation, 48 for skilled nursing, and 28 for assisted living memory support. The Chicago office of Perkins Eastman was hired by Senior Care Development in 2011 to complete the Monarch Landing campus and transform its 15-acre independent living campus into a full-service continuing care retirement community (CCRC).

The Monarch Landing campus is now equipped to accommodate and care for seniors in need of memory care, skilled nursing, and short-term rehab care, as well as those residing within its independent living community who will need such care in the future. The Perkins Eastman team, led by Principal Jerry Walleck, and Senior Associates JinHwa Paradowicz and Dennis Ryan, designed The Springs on a “person-centered” household model, wherein residents’ apartments are arranged around various common areas and public spaces that evoke a feeling of home and security. The Springs features two distinct households on each floor—each designed so its residents are within steps of its open, intimately scaled dining, living, and activity spaces.

Warm earthen tones are provided throughout The Springs, juxtaposed with clean lines and a modern interior aesthetic to create a “prairie elegance,” which became the inspirational tagline during the development’s concept phase. All skilled care apartments at The Springs, including rehab and skilled nursing dwellings, are housed in a three-story non-combustible structure comprising a total of 63,000 square feet of new construction, while all assisted living memory care apartments are provided in their own single-story wood-frame building, with approximately 17,000 square feet of new construction.

Integrating the skilled care and assisted living components is the new 14,000-square-foot Town Center. It’s a single-story, high-volume wood-frame structure that houses the main entrance lobby, administrative offices, a new production kitchen, café, multipurpose room, physical therapy suite, and spa/salon, as well as various mechanical, loading, and service functions. The Town Center also performs the key function of connecting The Springs with Monarch Landing’s existing independent living buildings and its parking garage via an enclosed glass link corridor. This allows for optimal mobility throughout the CCRC for Monarch Landing’s staff.
