Nonprofit Mather (Evanston, Ill.) wanted to build a community located in a vibrant, urban, walkable neighborhood just outside of Washington, D.C. Enter the Mather, a luxury 62+ continuing care retirement community (CCRC) coming to Tysons, Va., in Fairfax County.

The Mather, part of the Arbor Row development, is near the Metro, restaurants, entertainment, and shopping.

The community, which is pre-certified LEED Gold and pursuing a WELL Building certification, is situated on nearly 3 acres of private and public green space. The location offers opportunities to enjoy an urban lawn for concerts, walking paths, dog park, badminton court, and bocce court.

Its interior spaces will bring the outside in through biophilic design, including a spa lounge that will include a Himalayan Sea salt wall, as well as a live herb wall that allows residents to pick herbs to be infused into teas.


The project includes two high-rise residential buildings with 293 independent units. The buildings will be connected at the third through fifth floors. Apartment homes at The Mather range in size from 850 to 3,300 square feet, featuring smart home technology throughout.

Third-floor amenity spaces include a fitness center, spa, indoor pool, multiple restaurants, and art studio. The fourth and fifth floors will house The Mather Life Centre housing 16 assisted living units, 20 memory care units, and 42 private skilled nursing suites.

Additionally, the site will include 14,000+ square feet of ground-floor retail space, including a community center that will be open to 50+ area residents through a collaboration with Fairfax County.
