The Springs at The Waterfront, Vancouver, Washington: 2025 EFA Design Showcase Honorable Mention

The Springs at the Waterfront sought to offer a new urban setting for seniors in Vancouver, Wash. Located along the Columbia River’s edge, the 12-story building houses independent living, assisted living, and memory care services to 250 residents.

The luxury setting, which opened in October 2024, features striking architectural elements such as bronze and wood tones, spandrel glass, and masonry. These features create a warm, inviting aesthetic that reflects the river’s natural beauty while integrating into the vibrant waterfront district.

The project team, including GBD Architects Inc. (Portland, Ore.), which submitted the project to the Design Showcase, overcame several construction challenges on the complex urban site, such as addressing height restrictions and hazardous soil conditions.

By prioritizing the stacking diagram and incorporating a concrete structure, GBD was able to optimize height constraints and minimize floor/ceiling assemblies. A waterproofed below-grade structure provides parking and separates the building from surrounding soils and the fluctuating water table.

Residents enjoy an array of amenities, including multiple dining venues, a pool and spa, fitness center, and theater. A rooftop wine bar with garden beds, a dog run, and grilling areas further enrich the community experience.

To provide equal access to views and daylighting, the project team located assisted living and memory care residents on the upper floors.

These units also feature interior design elements that match or complement other amenities within the building—a detail that garnered jurors’ attention and appreciation.

“The building is stunning in both architecture and interiors,” noted one juror.

With a focus on prioritizing staff well-being and satisfaction, the project team also incorporated access to daylight in break areas and the assisted living kitchen, which contributed to the project earning a Fitwel 3-star certification.
