Broadview At Purchase College, Westchester, New York.: 2025 EFA Design Showcase Honorable Mention
Situated on 40 acres at Purchase College’s campus in Westchester, N.Y., Broadview at Purchase College aims to redefine intergenerational living by blending senior living with academic and cultural engagement.
A collaborative initiative between the State University of New York and community stakeholders, this continuing care retirement community (CCRC) integrates sustainability, inclusivity, and dynamic design to create a forward-thinking environment for older adults.
Opened in March 2023, the project was submitted to the Design Showcase by Hord Coplan Macht (Baltimore) and MDP / Merlino Design Partnership (King of Prussia, Pa.).
Broadview includes 174 independent living apartments, 46 single and duplex villas, 36 assisted living residences, and 32 memory care suites, with 44 units reserved for lower-income seniors.
The site plan carefully separates public areas (community spaces and activity zones) from private residences (villas), ensuring a harmonious balance between community interaction and seclusion.
Outdoor spaces such as a park, walking trails, and gardens offer wellness opportunities and connect to the broader 500-acre campus.
The CCRC’s architecture and interior design blend modern and traditional aesthetics to complement the existing campus buildings. Farmhouse chic interiors incorporate natural light, layered materials, and transparency, fostering warmth and connection.
Design elements include Mondrian-inspired glass walls, pipe and rail displays, and wood structures.
At the heart of the community is the 10,000-square-foot Learning Commons, housed within the 50,000-square-foot community Commons building.
Open to students and Broadview residents, this central hub offers amenities such as classrooms, performance spaces, and art studios, promoting education and socialization. The interactive Teaching Kitchen, located in the main dining area, hosts cooking classes and culinary demonstrations for all. These spaces, along with the assisted living building’s ground-level amenities, shape a new campus quad that’s a welcoming outdoor space fostering intergenerational engagement.
