Livelle Mulholland CCRC, Woodland Hills, California: 2025 EFA Design Showcase Honorable Mention

Nestled in the foothills of the Santa Monica Mountains, Livelle Mulholland is a 19-acre continuing care retirement community (CCRC) in Woodland Hills, Calif., that seamlessly combines wellness, sustainability, and the California lifestyle.

Designed to support aging in place, the 618,000-square-foot community integrates independent living with advanced care options, catering to the evolving needs of residents. Perkins Eastman (San Francisco) submitted the conceptual project to the Design Showcase.

The project plans outline 238 independent living apartments, 13 memory support suites, and 16 assisted living apartments.

A key focus of the design was delivering an inviting arrival sequence with distinct paths for residents, staff, and visitors; inside, a main lobby provides a welcoming amenity space for residents, including dining on two levels, a library, pool, game room, and concierge desk.

The walkable campus centers on a “Main Street” concept that blends indoor and outdoor spaces and resort-style amenities, fitness centers, and vibrant social spaces.

The project team sought to preserve the site’s natural features, including equestrian trails, riparian zones, and heritage oaks, while green spaces, shaded walkways, and an outdoor amphitheater foster an inviting sense of community.

Thoughtful additions, like flexible gathering areas and rooftop terraces, also encourage interaction and reduce isolation among residents.

Jurors appreciated the attention to walkability and clarity of wayfinding for the pedestrian experience as well as the concept’s aesthetics for raising the bar in senior living.

“Exterior elevations and materials chosen will help this project stand out,” noted a juror.
