Franklin Companies, a San Antonio, Texas, development, construction and management firm, specializing in senior and multifamily residential properties, has engaged Three: living architecture (Dallas) to design the Franklin Park senior living community in Alamo Heights, Texas.

The 315,000-square-foot, $30 million project will include 115 independent living units, 62 assisted living units, 40 Memory Care units, a free-standing coffee house open staffed by residents, and a gallery space.

The project team also includes Faulkner Design Group (Dallas, interior design) and Mesa Design Group (Dallas, landscaping).

“Franklin Park is a challenge to design because the community sits on a hill, so there’s a 40-foot drop across an L-shaped site,” says Gary Koerner, founder and president of three: living architecture. “However, this drop allowed us to design a series of wonderful landscaped courtyards as you move vertically up the hill.”
