Gardner Capital Development (St. Louis) plans to develop 50 independent living residences in Cincinnati. The $11 million project will include 50 energy-efficient one- and two-bedroom apartments for seniors. In addition, the ground floor will provide a community-focused commercial space that is programmed for services for seniors including financial management, health and wellness, and social activities.
The development firm has been awarded affordable housing tax credits from the Ohio Housing Finance Agency in support of the project.
Construction is expected to begin in spring 2017 and be completed in summer 2018. Located on a 3.1 acre property, the project will utilize state-of-the-art construction methodologies and will be designed to achieve LEED Silver certification.
The project team includes City Studios Architecture (Cincinnati), Wallick Construction (Reynoldsburg, Ohio), Bayer Becker Civil Engineering (Cincinnati), SOL Development Associates (Fresno, Calif.), and Cincinnati Area Senior Services (Cincinnati).
