Residences at Mill 8, Ludlow, Massachusetts

Opened in October 2024, Residences at Mill 8 in Ludlow, Mass., converted a former historic mill building into a 95-unit, mixed-income independent living community for adults aged 55+.

Working with The Architectural Team in Chelsea, Mass., which served as the architect and interior design firm on the project, owner WinnDevelopment in Boston. leveraged $20 million in federal tax credits, including both historic and housing tax credits. The new community provides much-needed senior housing for the surrounding region at a range of income levels.

Loft-like design aesthetic

The community utilizes a loft-like design aesthetic to make the most of its historic building, which includes restored original brickwork, tall ceilings with exposed ductwork, and large historic replica windows that bring in extensive daylight.

These components work in concert with contemporary elements and amenities, such as white shaker kitchen cabinets, stainless-steel appliances, and open apartment layouts.

Opened in October 2024, the 200,000-plus-square-foot project includes one- and two-bedroom residential units; amenities include fitness areas, resident lounges, and outdoor recreational spaces.

Additionally, as part of the adaptive reuse, the city’s iconic landmark 123-year-old clock that sat derelict for decades at the former mill was restored.
