Facing new competition and evolving market demands in the senior living sector, Luther Haven, a faith-based, skilled nursing facility founded in 1964 in Montevideo, Minn., made its largest strategic investment in 30 years to expand and modernize the campus.
With HGA (Minneapolis) as its architectural partner, Luther Haven created a household model to address resident health and well-being. The 80-bed project is organized into four households of 20 residents each. The four households are organized around the Town Center, which serves as the community’s social hub. A large lobby and bistro greet visitors as they enter, and a multipurpose large group gathering space opens beyond the lobby. This space serves as the chapel, with an operable wall partition enabling it to be opened to the activity room for larger events. Therapy space and a salon and barbershop are also located in the Town Center, along with access to a large, outdoor patio. Administrative offices and conference rooms are central in the Town Center so that staff is visible and accessible to family and residents.
The Town Center’s bistro space will be operated by a local neighborhood coffee shop that will provide fresh coffee and pastries, as well as an offering of lunch items. The bistro is central in the building to foster social engagement between all residents who can enjoy coffee together or treat their visitors to a snack.
Living rooms and small gathering areas can be found throughout the households as well, providing residents places to gather with each other and their guests outside of their rooms. Gathering spaces range in size and include “front porches” or alcoves at each pair of resident room doors that become an informal place for residents to greet their neighbors and have a cup of coffee in the morning; living room alcoves at the end of corridors that provide a place for small group gatherings to meet for book clubs or work on a puzzle; living rooms in each household that allow the household to gather together; and large group rooms and activity rooms in the Town Center that serve as an area for residents from all households to come together.
When completed in fall 2023, the 72,000-square-foot project will include 80 skilled care beds, connected to the existing assisted living community with 20 units.
