Braemar at Montebello, New York
Braemar at Montebello in Montebello, N.Y., is a new 133,675-square-foot, four-level assisted living community. It will target a medically qualified senior population with mid and moderate income levels.
The community will include 133 units, including 66 private units, 14 one-bedroom, and 53 shared semi-private units. Amenities include a 24-hour café, coffee shop, pub and game rooms, fitness and wellness centers, a grand dining room, a private dining room, children’s rooms, and outdoor activity and dining spaces.
Nature-inspired senior living design
Situated on 6.2 acres in the bucolic Lower Hudson Valley, the project is close to Harriman State Park and offers breathtaking views of adjacent woods, meadows, and rolling hills.
The proximity to the Hudson River and lush greenery of nearby parks inspired the interior design. Interior materials will provide a soft visual background with organic and geometric patterns that mimic river stones, the ripple of water, and views through trees.
Further, the interior color palette of amenity spaces and residential units include saturated pops of greens, blues, oranges, and purples. These tones offset the warm beige and gray tones and natural materials also used, such as reclaimed wood and stone.
Large areas of glazing will draw natural light into all of the interiors and offer stunning views for residents.
Active outdoor resident areas will be located at both the north and south building facades, while hiking paths will span the grounds.
Building on a steep slope
The property slopes significantly toward the north. The linear building will be placed perpendicular to the line of the slope.
The steep slope will be excavated to place the structure. General contractor McAlpine (New York) has developed a phased process of excavation, starting at the east and moving west, to accelerate the project.
The first section will be excavated, and foundations will be poured. As the structure above that foundation section is installed, excavation will continue on the next section, and the process will be repeated down the length of the building footprint.
By applying this logistical solution, McAlpine expects to shorten the project’s schedule by four weeks.
