The nonprofit West Side Federation for Senior and Supportive Housing (WFSSH; New York) has started construction on the second phase of its West 108 affordable senior living project on Manhattan’s Upper West Side in New York, according to newyorkyimby.com.

Located on Manhattan’s Upper West Side, the project will deliver 84 units—including 22 studios, 61 one-bedroom units, and a superintendent’s unit—in a 13-story, all-electric building. Forty units will be reserved for residents ages 55 and older who have experienced homelessness and are living with serious mental illness or substance use disorder.

Amenities will include on-site social services, a community room, and a landscaped backyard. The building is also designed with a setback on the 11th floor for an outdoor terrace.

Dattner Architects (New York) is the architect on the project, which is expected to be completed in summer 2028.

Dattner also designed Valley Lodge, the project’s first phase, which includes 119 supportive housing units for seniors, 80 affordable family apartments, and a 110-bed transitional shelter.
