Nonprofit owner and operator Morningside Ministries (San Antonio, Texas) is expanding Morningside at Menger Springs, a continuing care retirement community (CCRC) in Boerne, Texas.
The expansion project will add 8 acres adjacent to the community’s 34-acre site to make room for 86 new independent living terrace homes and amenities.
The independent living addition will include four two-story residential buildings with one and two-bedroom floor plans ranging from 946 to 1,751 square feet. Each unit will feature elevated finishes, walk-in closets, a washer and dryer, walk-out patio (first floor) or balcony (second floor), and a climate-controlled sunroom.
Each residential buildings will have an activity room for residents, as well.
Independent living residents will also have access to a residential clubhouse with a dining and bar area, commercial kitchen, and 120-seat community room.
New amenities for all CCRC residents will include a fitness center, pickleball court, heated covered swimming pool, and an amphitheater. New outdoor spaces, including courtyards, pocket parks, and paved walking trails connecting the new development with the rest of the campus, will also be added.
The project team includes HKS (design architect; Houston) and Metropolitan Contracting Company (general contractor; San Antonio).
Construction is slated to start in November, with occupancy planned for summer 2025.
