Analysis of new data from the U.S. Census Bureau (Washington, D.C.) estimates that the United States will need 1 million additional senior living units by 2040 to keep up with demand, according to realtor.com.

The data shows that the population of Americans over age 80 will nearly double in the next 15 years, with 13 million more people in that age group by 2040 compared with today.

Based on those figures, real estate data group NIC MAP (Raleigh, N.C.) estimates $1 trillion in investment in senior housing will be needed by 2040.

Meanwhile, the NIC MAP analysis shows that only about 10,000 new senior living units started construction in 2025—about one-third of the number of new units that started construction in 2021.
